We are glad to say that we recently sold our home of 35 years in this now difficult real estate market. Our home was located on a busy street in Livermore. We knew that our well-kept home had many pluses as well as several minuses. Our dilemma was how to attract potential buyers, spotlight the home's best features, and in an honest and forthright manner disclose the negative aspects of our home. After interviewing several realtors we selected Gina Huggins to represent us. We selected Gina because her current and previous listings were predominiately in the area surrounding our home and she had sold many similar homes. Gina's approach was very straightforward. Immediately after signing our business agreement with Gina she had our home inspected so there would be no unpleasant surprises later, especially in this tight market. We were able to both show (disclose) the inspection reports to prospective buyers and we also knew exactly what had to be remedied before escrow closed. I am writing this letter as my recommendation for Gina Huggins. I cannot express enough of my appreciation for her hard work, creative thinking, and knowledge base. Gina has very good communication skills not to mention an extensive sales history. I interviewed several realtors over a three month period and was horrified with the amount of commission I was going to pay to sell my house. I even interviewed the discount flat fee realtors. What I found out was that sure I could save a lot of money but my house would not get the exposure I wanted or thought I needed to sell at what I was a fair price. I eventually settled with a broker. This broker advertised the same quality service at a lower rate. The result of this decision ended up costing me a lot of money. I did not get the same service, just a big headache. This broker began badgering me after 14 days on the market to reduce the price of my home and when I refused he offered me no alternatives. I finally pushed until I could get an open house which resulted in a contingent offer. When I questioned the offer I was provided with a response to accept or decline, so I declined. Frustrated, I decided I hired him to work for me and I asked him to do what I wanted not what he wanted to do. He dropped me as a client on the spot and I was stuck with starting over again, this time thousands of miles away. In hindsight you get what you pay for. That is when I contacted Gina Huggins. I had already received numerous client and neighbor referrals and decided to talk to her. She won me over right away. She was able to recover the previous offer. She explained the contingent offer, negotiated a better price and protected me in the contingency. My house is now in escrow! I would like to stress to you Gina’s ability and reputation. Had we not been able to recover the previous offer, she had everything planned out with a good marketing strategy. She gave me her recommendations and even though I did not want to follow them 100% it was not an issue, and I analyze everything. She was there to represent me and she worked in my best interest.
